The duration of the flight from Athens to Mykonos is approximately 45 minutes. (+30)2289028720 BY BOAT There are two ways to reach Mykonos by sea, with a high speed fairy or a regular ferry. Mykonos is connected by sea with the port of Piraeus and the port of Rafina in Athens as well as the city of Thessaloniki, the island of Crete and most islands of the Cyclades and the Dodecanese. The high speed ferry takes approximately 2 hours and 30 minutes from the port of Rafina while the regular ferry takes approximately 5 hours. 1.       CHECK IN DETAILS CHECK IN TIME: 16.00h (EET) CHECK OUT TIME: 11.00h (EET) If the Tenant does not leave the residence on time and in case of availability, the Tenant will be required to pay the amount agreed for every extra day of its additional stay.   2.       BOOKING TERMS AND CONDITIONS   2.1 The Owner is renting the residence for use by the Tenant in the same manner as they would treat its own property.   2.2 The Owner is renting the residence by offering 3 persons as staff (as further described below).   2.3 The Tenant must pay attention to the following: The area surrounding the property is of special natural beauty. On a purely indicative basis, some of the risks may be: Drowning in the nearby beach, or in the swimming pools due to total ignorance of swimming or not adhering to the rules of safe swimming (such as but not limited to consumption of alcohol, overeating, etc.); Danger of falling from the veranda railings, stairs, swimming pools, rocks that exist within the surrounding landscape. Regarding drinking water and water used for cooking, the Owner advises for mineral water to be used. The residence includes removable fire extinguishers in all places needed. The Owner bears no responsibility to the Tenant, its guests and generally to all people working in the residence or any individuals that might accompany them if there is an incident of burglary or theft, including removal of valuables, jewelries, money or any other valuables. However, the Owner is responsible for the provision of a safe in the residence for safe storage of valuables of the Tenant and its guests. For all the above risks and/or dangers, which are broadly mentioned herein, and without any limitation to these ones only, it has been mutually and explicitly agreed that the Owner bears no responsibility whatsoever it might be and howsoever it might arise towards the Tenant and/or their guests and/or the individuals that accompany them and/or their servants and/or their escorts and/or whomsoever the guests allow to visit the property and its surroundings. The Tenant explicitly agrees and considers that the above risks are reasonable and explicitly and unconditionally agrees that it releases the Owner from liability and possible consequential damages and/or compensations. Due to the special location of the residence, it is hereby agreed that the Tenant accepts all particularities and special effects of construction (rooms by the cliff, special sunset areas by the cliff in front of the Aegean Blue, etc.) and the Owner is not liable in any case of accident. The Owner keeps liability insurance against third parties as recommended by the insurance contract. The Owner agrees to keep as confidential the terms of this agreement, as well as the identity of the Tenant and its guests and shall not discuss any details of the agreement with any person other than the agent   BOOKING TERMS AND CONDITIONS   1.   SECURITY DEPOSITS A security deposit of 1000 euros (one thousand euros) is payable upon arrival or together with the second payment to cover the costs of any potential damages to the property or its contents. This amount is to be charged via credit card upon arrival or via bank transfer. The security deposit is refundable back to the Tenant within 7 (seven) business days following the check-out date, as follows: In full, if at check-out there is no damage to the property or its contents; In part, whereas reasonable amounts for repairs have been deducted from the security deposit, if at check-out there is damage to the property or its contents that is attributable to the guests of the Tenant.   2.   EXTRA DAILY SERVICES Linen will be changed 2 times per week, whereas towels will be changed every day. In case there is necessity of daily change of sheets there will be no extra charge. Daily maintenance of bedrooms will be taking place twice per day. The Tenant shall address all requests for extra services, such as in-house chef services, car rental, babysitting, yacht charter, massage and beauty treatments, to the Villa Manager and Team.   3.   STAFF The villa is rented with 3 persons as working staff: 2 (two) maids cleaning the villa 3 hours per day; 1 (one) pool maintainer to clean the pool Any costs for extra staff need to be paid separately by the Tenant   4.   EVENTS – PARTIES a. Organized parties are strictly prohibited anywhere on the premises of ZINAS VILLAS. b. In case of a preplanned event or any kind of celebration that needs special production and special preparation (wedding venues, surprise parties between the guests staying in the villa), the Tenant must inform the agency and the Owner in order to obtain written authorization and make necessary arrangements. c. The Owner, Manager, and the staff working in the villa shall not be held responsible for any accidents or incidents that occur during the event on the property. The Tenant assumes full responsibility for the event and its guests. d. The Tenant expressly agrees that the use, possession, or distribution of illegal substances within the premises of the villa is strictly prohibited. Any illegal activities are strictly prohibited on the premises. The Tenant shall not engage in any activities that violate local, regional, or national laws pertaining to drug use or possession. e. The total number of overnight guests shall not exceed the maximum capacity of each bedroom accommodation, which is limited to 24 persons. f. The use of drugs is strictly illegal in Greece, and the Tenant shall comply with all applicable laws and regulations. The possession or use of illegal substances within Greece and on the premises of ZINAS VILLAS is strictly prohibited. The Owner, property manager, and agency shall not be held responsible or liable for any actions, damages, or consequences arising from the Tenant's use or possession of illegal substances during the rental period. The Tenant agrees to indemnify and hold harmless the Owner, property manager, and agency from any claims, liabilities, damages, or expenses arising from the Tenant's use, possession, or distribution of illegal substances during the rental period. g. If the police or any other person visits the property due to noise, disturbances, or any other reason related to the Tenant's activities, the Owner shall not be held responsible. h. Parties with organized or paid entrance are strictly not allowed in any ZINAS VILLAS property. Music is only allowed until midnight to ensure the peace and comfort of neighboring properties.            j. In case the Owner or the Manager becomes aware of any action that may harm the reputation of ZINAS VILLAS, they reserve the right to inform the police accordingly. k. The employment of any staff during an event is solely the choice and responsibility of the Tenant and is not related to the Owner or the property. l. The Owner reserves the right to terminate the rental agreement and evict the Tenant, without refund, in the event of a breach of any terms or conditions outlined in this agreement or if the Tenant engages in illegal activities on the premises   5.   GUEST INJURY DISCLAIMER Neither the Owner, nor its employees can be held responsible for any accident or injuries suffered by the guests of the Tenant during their stay at the rented property under any circumstances.   6.   LAW – JURISDICTIO This agreement shall be governed by and interpreted under the substantive law of Greece regardless of its or any other jurisdiction’s choice of law principles. In the event of any dispute concerning the terms and conditions of this agreement, the parties agree that any such disputes shall be settled by the courts of the city of Athens.
