The area of the villa is called Agios Lazaros and it is above Psarou bay. Follow the direction towards Psarou beach. On your way to Psarou you make a right when you see a restaurant called ‘Souvla’, and follow an upward hilly road. After about 1,000m you see a church on the left hand side, perched on the cliff, named Agia Irini with a red cross. You pass the church continue to go on the road upwards. After a U-shape, the road starts descending. It is the 2nd villa on the left when the descent starts with a large white garage door and a grey ceramic bird on the column of the garage door.

CONTRACT - BOOKING TERMS AND CONDITIONS Please read this Contract - Terms and Conditions carefully as they are legally binding and constitute an integral part of your agreement with FILOTIS IKE, 16 Iras Street, Ekali, 14578,Greece, with AΦΜ/Tax number:801571908, KIFISSIA TAX OFFICE, BANK ALPHA BANK, IBAN: GR7401401530153002002016126, Swift BIC CRBAGRAA, the company that rents Villa Psarou,represented by Melitini Throuvala, website: https://villapsarou.gr BOOKING These Terms and Conditions (hereinafter the “Terms”) contain the provisions of your booking with The Lessor. They apply equally to the Agent or Rental company, Party leader and to all the persons that will occupy the Villa. Lessee for this contract:  Your receipt of these Terms & Conditions constitutes our conditional offer for the rental of the Villa and for the provision of any additional services that you have requested, if any. This offer is subject to your acceptance of these Terms by proceeding to their signature which shall be sent back to us within 24 hours by e-mail to (melina.throuvala@gmail.com), as well as of the corresponding payments, according to the payment schedule agreed here below: Stay of x nights Check-in: Check-out: Guests: x adults 50 % of NET rental payment made upon booking Remainder 50% of NET rental payment made 2 months prior to arrival Refundable security deposit of 2000 euros needs to be made with the second payment. Please send deposit receipt via email: melina.throuvala@gmail.com If we do not receive the Terms signed and  the relevant payments, within the time frame specified, our conditional offer will expire and your booking will be cancelled. Bookings may be made via deposit or credit card through a payment link option. Your booking concerns accommodation in a furnished villa with 6 bedrooms as agreed. THE PARTIES This Booking Document constitutes your agreement and your respective authorization, if necessary, for: The rental of the Property from the FILOTIS IKE, and The services agreed, if any, which will be provided by trusted third parties of FILOTIS IKE (collectively "Service Providers"). THE VILLA  The information about the villa in our website and our brochures is accurate to the best of our knowledge. In case there are any major changes to the villa you booked, which substantially differ your accommodation, we will inform you as soon as possible . PAYMENTS In order for your booking to be confirmed, we ask that you follow the following Payment Schedule, as described in article 2.1. of this present document.  If the payments in the Payment Schedule are not received by their respective due dates, or you violate any other provision of the Terms, we reserve our right to immediately terminate this agreement, cancel your booking and refuse you access to the villa. In this event, the cancellation policy as per article 6 of this document shall apply. BOOKING CONFIRMATION To secure a booking, the Lessee is requested to send the following information: exact number of guests and names and the primary contact person’s information (name, scan of passport , home address, land line, mobile phone number and email), in addition to the down payment as per paragraph 2.1 . Client details (name, address, passport details) and number of guests Catherine Welsley CANCELLATION POLICY If your booking is cancelled for any reason, the Lessor will apply their standard cancellation policy , as follows : More than 12 weeks before rental: Full amount is refunded. Between 8 and 12 weeks: 50% payment retained and the rest is refunded. Less than 8 weeks before rental: No refunds. USE OF PROPERTY 8.1 Only those persons defined as per paragraph 6 above may use and stay in the villa. In case they  wish any guests to visit them , they shall inform us in advance , since the villa has a maximum occupancy (12 Guests). In the event that the number of guests exceeds the maximum occupancy, we may either request you to pay further indemnification charges (200 euros/night/additional guest) or reserve the right to ask surplus guests to vacate the villa immediately. 8.2 You shall use the villa only for the purpose for which it has been rented to you, and not for any other reason. In case you proceed to any unauthorized use of the villa, we are entitled to request further indemnification charges as well as we reserve the right to ask all guests to vacate the villa immediately, without compensation. 8.3 You shall not sublet the villa to any lessee other then the ones mentioned in paragraph 6 above under any circumstance whatsoever. 8.4 Photographs taken at the villa cannot be used or sold for profit. 8.5 No parties are allowed unless explicitly agreed in writing with the villa representative. GUEST INJURY DISCLAIMER- SAFETY 0.1 The Lessor of the villa and the Service Providers, if any, cannot be held liable towards you, the people staying in the villa or your guests for any accident or injury occurred during your stay, under any circumstances. 8.2 The Lessor of the villa and the Service Providers, if any, cannot be held liable towards you , the people staying in the villa or your guests for any loss or misplacement of valuables left in the villa during your stay. 8.3 If any children are staying at the villa they should not be allowed in the wooden deck area as this has no protective fence on its outer side, to allow an uninhibited view to Psarou bay. BEHAVIOUR If you or a member of your group behave in a manner, which might cause danger, excessive disturbance (i.e. to neighbors), damage to the villa, or acts in breach of these Terms, the lessor  is entitled to terminate the lease of the villa immediately and have your guests / customers vacate the villa immediately . In this event, you shall not receive any refund and you shall be fully liable for any damages / penalties  incurred as a result of your behavior or the behavior of your guests/ customers. DAMAGES/SECURITY DEPOSIT 11.1 You shall be liable for any damages and/or losses caused to the villa and its contents during your stay. You are required to report any damages or losses to the villa as soon as possible. 11.2 Your Security Deposit shall be returned to you at the latest within 7 days of the end of the rental period. Potential damages or losses as per these Terms will be deducted from this Security Deposit. In case the costs of the repair/ replacement of these damages exceed the Security Deposit, you accept to cover the additional cost within 7 days of your notification. PROBLEMS DURING YOUR STAY Staying at a villa may have some differences to staying in a hotel, since villas may present malfunctions, just as houses. We will try to rectify any problem that arises within the day, but sometimes this may not be feasible, because of external factors.  FORCE MAJEURE If the execution of this agreement is no longer possible because of force majeure, then any amounts paid but no longer justified, will be reimbursed within 30 days of the event causing the impossibility. INSURANCES You are responsible for your travel, medical, third party liability and repatriation cost. The Lessor does not offer such insurances and shall not be held liable for their absence. SEVERABILITY If any of these terms is found by a court or administrative body of competent jurisdiction to be invalid or unenforceable, the invalidity or unenforceability of such provision shall not affect the other provisions, which shall remain in full force and effect. GOVERNING LAW All disputes arising out of or in connection with these Terms shall be governed by the Greek Law and shall be settled by arbitration in accordance with the Greek Law Civil Procedure Code. If no settlement can be reached by mediation, the dispute shall be finally settled by the courts of Athens, Greece.
