Terms & Conditions Flamingo View Suites & Villas Last updated: October 2025 1. General Information Flamingo View Suites & Villas (“we”, “our”, “us”) is a privately owned hospitality property located near the Agios Mamas Lagoon in Halkidiki, Greece. By confirming a booking with us, you (“guest”, “you”) agree to the following Terms & Conditions, which govern all reservations made directly or through our online booking channels. Booking Confirmation A booking is considered confirmed once: You receive a written confirmation (via email, WhatsApp, or a booking platform), and The required deposit or prepayment has been received. Until then, your reservation remains tentative and may be released without notice. All bookings are subject to availability at the time of confirmation. 3. Deposit & Payment Policy To confirm a reservation, a deposit is required: For stays of 3 nights or more: 30–50% of the total amount (rounded to a clear figure). For stays under 3 nights: the equivalent of 1 night’s rate. The remaining balance is payable on check-in, unless otherwise agreed in writing. Accepted payment methods: Bank transfer or Revolut (details provided in your booking confirmation) Cash or credit / debit card upon arrival (Visa / Mastercard) Guests are responsible for any bank or transfer fees incurred. 4. Cancellation & Modification Policy 4.1 Standard Cancellations More than 14 days before check-in: Deposit may be used for another stay within the same calendar year (subject to availability). 14–7 days before check-in: 50% of the deposit is lost; the remaining balance may be used for another stay within the same calendar year. 7 days or less / no-show: Full deposit is forfeited. 4.2 Non-Refundable Bookings If you booked a non-refundable rate, the amount paid is not refundable under any circumstances but can be transferred to another date within the same or the following summer season (based on availability and rate differences). 5. Tourist Tax A government accommodation tax applies to all stays in Greece. Current rate: €1.50–€2.00 per night for suites May increase to €10–15 per night for villas (depending on official classification) The tax is not included in room rates and must be paid on check-in. 6. Check-In / Check-Out Check-in: from 15:00 (or later by arrangement) Check-out: by 11:00 Late check-out: until 12:30 is free (if available); after that, a fee may apply (€42 or one-night charge, depending on delay). Valid identification (passport or ID card) must be presented upon arrival as required by Greek law. 7. Occupancy & Use of Property Each unit (suite or villa) has a maximum occupancy stated in its description; exceeding that limit requires prior approval. Parties or events are only allowed with prior agreement (e.g., weddings or small gatherings). Quiet hours: 15:00–17:30 and 23:00–08:00 (Greek regulation). Smoking is not permitted indoors. Guests are responsible for any damage caused to the property or furnishings during their stay. 8. Pets Pets are welcome only in designated units and must be declared at booking. A pet fee of €15 per night per pet applies. Owners are responsible for controlling pets and cleaning outdoor areas. 9. Facilities & Services Villas: private pool & garden; BBQ service available (€40 per use, including gas & cleaning). Suites: shared pool and garden areas. Breakfast: optional, delivered by local vendor (€10 per adult / €7 per child). Wi-Fi: free throughout the property. Housekeeping: included; linen and towel changes according to stay duration. Certain amenities (pool bar, outdoor cinema, etc.) may operate seasonally or subject to licensing. 10. Liability & Force Majeure We take every reasonable step to ensure a pleasant and safe stay. However, Flamingo View Suites & Villas cannot be held responsible for: Loss or damage to personal belongings; Accidents or injuries resulting from guest negligence; Delays or service interruptions caused by force majeure (natural disasters, power failures, strikes, pandemics, government restrictions). Guests are advised to obtain travel insurance covering accommodation and personal belongings. 11. Data Protection All personal data is processed in accordance with our Privacy Policy and the EU General Data Protection Regulation (GDPR). We collect only the information required for your booking and do not share it for commercial purposes. 12. Governing Law & Jurisdiction These Terms & Conditions are governed by the laws of Greece. Any dispute arising from them shall be resolved under the jurisdiction of the Courts of Thessaloniki, Greece. 13.
