Crystal Beach Villa Rental Terms & Conditions We have designed Crystal Beach Villa to be enjoyed by responsible guests, families, and groups. We kindly ask all visitors to respect the home, the neighbourhood, and the natural environment. While many of our guests are on holiday, nearby residents are not. To preserve the villa’s quality and the peace of the area, the following Terms & Conditions must be respected by all occupants. Thank you for your understanding. GENERAL GUEST POLICIES • Identification & Use The names and ages of all occupants, as well as the intended use of the villa, must be provided. A government-issued photo ID and the credit card used for booking must be presented at check-in. • Maximum Occupancy The maximum number of guests (including children and infants) is 5 persons. Up to 5 daytime visitors are allowed and must depart by 22:00. Parties, gatherings, or events are strictly prohibited and may result in eviction without refund. • Noise Please keep noise to a reasonable level at all times. • Trash All rubbish must be securely bagged and placed in the provided bins. Contact the concierge if bins are full. • Parking Guests must use only the designated parking areas provided. Never block the road or neighbouring properties. If additional parking is needed, contact the concierge. RENTAL TERMS & CONDITIONS Please do not proceed with booking if you are not comfortable with these policies. This agreement includes a Zero-Tolerance Policy for noise disturbances, over-occupancy, or parties. Neighbour complaints or contract violations may result in immediate eviction with no refund. 1. RESPONSIBLE PARTY Guest must be at least 18 years old and must be staying at the villa for the full duration of the reservation unless otherwise agreed in writing. All guests may be asked to present identification. Reservations obtained under false pretences will be cancelled and all payments forfeited. 2. CANCELLATION POLICY Cancellation terms are according to the rate selected at booking and are clearly outlined in the reservation confirmation. Guests acknowledge and accept the cancellation terms selected at the time of booking. No refunds will be issued for early departures, delayed arrivals, construction noise, weather, or reduction in nights. Travel insurance is recommended. If the villa becomes unavailable for reasons beyond our control (damage, utility outage, legal restrictions, etc.), Crystal Beach Villa’s liability is limited to refunding all payments received. 3. TERMINATION OF OCCUPANCY Crystal Beach Villa staff may enter the property when necessary to enforce this agreement. Violating these terms may result in immediate eviction, possible fines, and forfeiture of all payments. Noise complaints, disturbances, or illegal activity will result in immediate removal of all occupants. 4. RENTS & PAYMENT TERMS Payment terms follow the conditions shown during booking. Rates may change, but confirmed bookings retain the agreed rate. If incorrect rates are displayed due to error, Crystal Beach Villa may refuse or adjust the reservation. 5. SECURITY DEPOSIT No security deposit is required. However, guests remain financially responsible for any damage, missing items, or violations and agree that repair/replacement costs may be charged to the credit card on file. 6. CHECK-IN Check-in time is 15:00. Early check-in may be possible only with prior approval. 7. CHECK-OUT Check-out time is 11:00. Late check-out requires prior approval. Unapproved late departures may be charged €75 per hour, plus any additional losses. 8. CLEANING PROCEDURES The villa is professionally cleaned before arrival and after departure. Guests must: Return furniture to original position Leave remote controls visible Turn off AC, lights, fans, and appliances Return keys or passes to the concierge Extra cleaning may be charged at €50 per hour if the villa is left excessively dirty. 9. OCCUPANCY LIMITS Maximum occupancy is 5 people total. Up to 4 daytime visitors may stay until 22:00. Unapproved extra guests may incur charges of €100 per person per day. 10. AMENITIES The villa includes linens, towels, and a starter supply of essentials. Amenities may differ from photographs due to replacement or upgrades. 11. TELEPHONE If provided, the local mobile phone is complimentary for basic use. Credit availability is not guaranteed. 12. DISTURBANCES Guests must behave respectfully and avoid disturbing neighbours. Complaints may lead to eviction. 13. GUEST RESPONSIBILITIES Guests must report any issues upon arrival. Damages not reported on the check-in day are assumed to have occurred during the stay. 14. GARBAGE Garbage must be disposed of properly to avoid pests. 15. SUBLEASING Subleasing the property is strictly prohibited. 16. SMOKING Smoking is permitted only outdoors. Indoor smoking requires remediation and will be charged accordingly. 17. TRANSIENT OCCUPANCY This agreement is for temporary lodging and does not establish residency. 18. OWNER AREAS Locked or private storage areas are not accessible to guests. 19. FIRE EXTINGUISHER The property contains at least one fire extinguisher. Guests should locate it on arrival. 20. SMOKE / CO DETECTORS If any detector appears nonfunctional, notify the concierge immediately. 21. PARKING Use only assigned parking areas. No refunds if a vehicle does not fit in the allocated space. 22. SECURITY A safe may be provided. Guests are encouraged to store valuables inside. 23. CAMERAS Any outdoor security cameras operate for safety only. Only the property owner has access, and footage is stored for approximately 48 hours. 24. ALTERATIONS No changes or modifications (including locks) may be made to the property. 25. LOST ITEMS Crystal Beach Villa is not responsible for lost or abandoned items. Items left for more than 30 days may be discarded. 26. TV A TV is available for guests to connect their own devices. No cable or satellite channels are available. 27. AIR CONDITIONING Keep doors and windows closed when using AC. Turn AC off when leaving the villa. 28. SYSTEM FAILURES In case of equipment or utility failures, Crystal Beach Villa will make reasonable efforts to repair them but does not offer refunds. 29. OTHER OCCURRENCES Crystal Beach Villa is not responsible for weather, natural events, pest issues, or conditions beyond its control. Travel insurance is recommended. 30. WAIVER OF LIABILITY Guests assume full responsibility for their own safety during their stay. 31. HOLD HARMLESS Guests agree to indemnify Crystal Beach Villa and the owners against all claims of injury, loss, or damage. 32. WRITTEN EXCEPTIONS Any exceptions must be approved in writing before check-in. 33. DISPUTES This agreement is governed by Greek law, with legal jurisdiction in Chalkida, Greece. 34. ACCEPTANCE OF TERMS Electronic approval constitutes full acceptance of these terms. 35. CREDIT CARD AUTHORIZATION Guest authorizes Crystal Beach Villa to charge any applicable costs (damage, missing items, extra cleaning, violations) to the card on file. 36. ELECTRONIC CONSENT By clicking “I AGREE”, the guest consents to electronic communication and signatures.
