 BOOKING TERMS & CONDITIONS   I. PREAMBLE These Booking Terms & Conditions (hereinafter “Booking Terms”) of this Website owned by our Private Company under the name “TIMA NEWCO I.K.E.” and the distinctive title “TIMA NEWCO”, with its registered seat at Koroni, Municipality of Pylos-Nestoros, Messinia, 24004, Greece) EUID ELGEMI.170648645000 and VAT number 802134792, as legally represented (hereinafter “TIMA NEWCO” or simply “Company”, “we”), constitute the terms and conditions that govern the use of our booking and accommodation services (hereinafter “Services”), as may be amended and in force from time to time. In other words, Booking Terms constitute the entire and exclusive legally binding agreement that governs the transactional relationship between our Company and you, the users and consumers of our Services, specifying, among others, our Company's rights and obligations towards you, as well as your rights and obligations towards our Company. Booking Terms apply to the use of the Services, along with the Privacy Policy, House Rules and the Terms of Use of our Website. By using our Website and our Services you expressly agree that you have read, understood and accepted the Booking Terms. Our legal relationship is subject to the Booking Terms which are effective at the time of your booking. You shall frequently visit the Booking Terms, as part or all of these terms may be amended at any time, without justification or prior notification about such amendment. In the event of any disagreement or reservation of you about part or all of the Booking Terms, you shall refrain from the use of our Services.    II. BOOKING TERMS   1. HOW TO MAKE A BOOKING 1.1. You must be over 18 years old to book the Services of TIMA NEWCO. In order for you to stay in Akria Suites, you shall provide us any necessary identification and contact details of yours upon our request. You shall also provide us the names of all Guests covered by your Booking.   1.2. “Booking” shall mean your booking request for accommodation and its acceptance by TIMA NEWCO. Booking shall be governed by the Booking Terms. 1.3. When you make the Booking, you unconditionally declare, represent and warrant that you have the legal capacity to act in such a way and that all the information you provide us for such Booking are lawful, valid, true and accurate.  1.4. In case that you make the Booking on behalf of a third party, you unconditionally declare, represent, and warrant that you lawfully have the authority to act in such way. You shall provide us any necessary information proving your authorization upon our request.  1.5. Booking can be made through the following means: (i) Online via the use of our Website: When you browse the Website, we indicate to you each time, in an understandable and easy-to-use way, specific technical steps in order to proceed and complete the Booking correctly. Especially, the technical stages of the Booking are the following: - Selection of the desired Booking: The Website incorporates a booking search engine under the indication “Book Now” or “Book your Stay'' where you are informed about the accommodation availability, the total fees and the advance payment fees of the Booking, as well as for the facilities and amenities of TIMA NEWCO. When you proceed and complete the Booking, you are always informed that you are burdened with a relevant payment obligation.  - Display of Booking Details before its final submittance: All details of the Booking which you may select are displayed on our Website before the final submission of the Booking, in order for you to check if the Booking meets your preferences and correct any errors or inaccuracies before the final submission of the Booking. - Acceptance of TIMA NEWCO terms & conditions: After filling out the details of your Booking, your order is completed upon: (a) your acceptance of the Booking Terms, as well as of the Privacy Policy (including Cookies Policy and CCTV Policy), the House Rules and the Terms of Use of our Website, in the available language you have already chosen when filling out the Order Form, by clicking the relevant pop-up icon of the Website, (b) the advance payment of the fees corresponding to the Booking you may choose, if required.  (ii) Via Telecommunication: Booking can be made by contacting us via call and/or message at Tel: +306936775089, WhatsApp: (+30) 6936775089, Viber: (+30) 6936775089.  (iii) Via E-mail: Booking can be made by contacting us at our email: welcome@akriathea.gr 1.6. It is clarified that the Booking constitutes your proposal for entering into an accommodation agreement (simply “Agreement”), which will consist of and governed by the Booking Terms.  1.7. The Agreement is concluded only after our confirmation that we accept the Booking. We will provide you with confirmation via e-mail within three (3) days after Booking. No Booking is confirmed until the agreed payment plan has been received by TIMA NEWCO. 1.8. Upon the notification of the Booking confirmation, we will provide you the following information: - Our identification and communication details. - A copy of the Booking Terms of your Booking.  - The Booking details, regarding, among others, the facilities and amenities of your Booking, as well as the Booking relevant fees and the available modes of its payment. - The deadline and the conditions to exercise your right to cancel the Booking. 1.9. Our Agreement is maintained by our Company for as long as the Services require. After the fulfillment of the Services, we maintain our Agreement for as long as the applicable law requires in order to comply with our obligations (e.g., tax legislation obligations). As long as we maintain our agreement you have the right to ask for a copy.     2. GUESTS 2.1. Booking is limited to the maximum number of 3 (three) persons-guests per accommodation, including children, subject to 2.4.  2.2. Only you and the persons that you declare as guests (hereinafter “Guests” or “you”) upon the Booking are authorized to use the accommodation, facilities and amenities of the Booking.  2.3. You unconditionally declare, represent and warrant that you shall not host any other third person and/or permit in any way the use of the accommodation, facilities and amenities of the Booking by any other third person.  2.4. Infants and/or toddlers and/or children up to 8 (eight) years old are not allowed in Akria Suites. Children older than 8 (eight) years old are counted in the number of Guests. Only one child of older than 8 (eight) years old are permitted per suite.   2.5. In case that the number of Guests of your Booking is exceeded at any time during your stay, you are obliged to inform us upfront and ask for our permission. In case we decline to give our permission and the identities nevertheless change and/or the number of Guests of your Booking is nevertheless exceeded, you will be charged with one hundred Euros (€100,00) per day, with any part of a day counting as a whole day, for each different or extra person that uses our Services up to a total of 4 (four) people; and two hundred Euros (€ 200,00) for each person above a total of 4 (four) people per day, with any part of a day counting as a whole day. You furthermore declare, represent and warrant that you will proceed to the payment of any additional fees immediately upon our request by all available means. You also unconditionally declare, represent and warrant that you are fully responsible and liable for any negative consequences any different and/or extra person causes, for example any damage, deterioration or depreciation of the value of the property.  2.6. In case you refuse or dispute such additional fees arising from the different identities or exceeding of Guests’ number, we reserve the right to refuse the provision of Services and/or immediately terminate the Agreement, retaining any remuneration which has been paid up until the time of such termination, without prejudice for any additional claims. If you refuse to leave, we have the right to remove your luggage and belongings, without being liable for their safekeeping, while being entitled to retain any remuneration up to the time you do leave.  2.7. In case of unauthorized use of the estate by any third person you are liable for any act and/or omission of such person and for any claim of TIMA NEWCO relating to the use of the estate (e.g., misalignment in amenities resulting from the exceeding of Guests). You are liable for any damages to the estate and/or any of your belongings (including their loss) brought into the accommodation, which have been caused by you, your guests and/or companions.   3. BOOKING FEES & PAYMENTS 3.1. Τhe fees for the use of our Services (“Booking Fees”) are paid in Euro (€) and include VAT and all taxes provided by the applicable legislation, except for the applicable Climate Crisis Resilience Fee, which is paid additionally (Summer Tax amounting to two Euro (2€) per accommodation per day and Winter Tax amounting to fifty Cent (0,5€) per accommodation per day.  3.2. Booking Fees may vary depending on multiple factors of your Booking, such as indicatively the type of accommodation and/ or the duration of your Booking (check-in, check-out dates). Booking Fees of any kind of Booking are always displayed when navigating in our Website and use the online booking search engine, so that you will be always aware of the Booking Fees when you select the desired booking.   3.3. The advanced payment for your accommodation is due based on the selected rate plan and equals to a minimum of 25% of the total value of the Booking Fees. In case you have booked for a 1-night stay, you shall fully prepay the Booking Fees. The remaining amount of your reservation is payable based on your selected rate plan.  3.4. If you do not comply with any of your financial obligations, we have the right not to accept your booking request.   3.5. You are obliged to compensate us with the amount equal to the percentage of 50% of the Booking Fees, in case you cancel the Booking without notifying us timely according to article 4.2 below, without prejudice to any other damages and/ or losses of TIMA NEWCO. TIMA NEWCO has the right to withhold any advance payment for the satisfaction of the above compensation. 3.6. In case of early departure, i.e. before the rental period expires, you are obliged to compensate us with the total amount of the Booking Fees of the period of non-use of the accommodation, without prejudice to any other damages and/ or losses of TIMA NEWCO. TIMA NEWCO has the right to withhold any advance payment for the satisfaction of the above compensation. 3.7. You unconditionally declare, represent and warrant to pay the amount of one hundred Euros (100,00€) as a guarantee (“Guarantee”) when you make the Booking. The Guarantee is given to ensure the good performance of our Agreement, ensuring among others that the accommodation will remain in perfect condition until the check-out day, without any damages or otherwise will be used to compensate TIMA NEWCO for any damage, either in full or in part.   3.8. Note that regular check-out time is at 10:00 am according to the House Rules below. In case Guests check out more than thirty (30) minutes after regular check-out time, i.e. after 10:30 am, without prior alignment with and approval by TIMA NEWCO, Guests hereby agree to be charged one hundred Euro (€ 100.00) per hour entered into, plus any damages that may arise to TIMA NEWCO due to your late departure. 3.9. It is agreed that at least one hour before your check-out we have the right to inspect the condition of the accommodation for any damages; however, TIMA NEWCO also has the right to check after your departure, and can inform you of any discovered damages within four days after your departure. In case of damages, you are obliged to pay fully the cost of damages within 5 working days upon our written request. TIMA NEWCO has the right to set-off the Guarantee.  3.10. In case the accommodation has no damages or any other amount outstanding, the Guarantee will be refunded.  3.11. We have the right to refuse and/or terminate the Booking, in case you deny to provide the Guarantee, as well as to be fully compensated for any damages and/or losses.   4. RENTAL PERIOD - RIGHT TO CANCEL 4.1. Each accommodation of TIMA NEWCO may have a different minimum rental period, of which you are notified via our Website.  4.2. You have the right to cancel based on the selected rate plan’s cancellation policy with a prior written notice to our Company. Within such timely notice, we will refund back any advance payment of the Booking Fees and Guarantee minus bank/credit card and any other expenses. You shall provide us with any information necessary to complete such a transaction.  4.3. Cancelation requests can be made through our Website or by any other written means (e.g., email). 4.4. Unless otherwise agreed in writing, alterations in the dates of your booking (e.g., arrival/check-in, departure/check-out) are not accepted, since our Agreement is performed for a specific time period/dates. 4.5. For special offers, different cancellation and refunds’ policy may apply, which will be communicated to you in written by our Company. Upon acceptance of our special offer, you agree to the respective cancellation policy, in which case the twenty-one (21) calendar day policy that applies for our walk-in rates does not apply.   5. FORCE MAJEURE 5.1. We have the right to cancel the Booking for reasons of force majeure and for unforeseen and exceptional events beyond our Company’s control.  5.2. “Force Majeure”: unforeseen and exceptional events beyond our Company’s control that may include but are not limited to acts of God, pandemic, endemic, natural disasters such as earthquakes, cyclones, hurricanes, flood or volcanic activity or extreme weather events, strikes, war, terrorism, severe political upheaval, riots.  5.3. You have the right to ask for the cancellation and/or termination of the Booking in case of Force Majeure only if you prove the Force Majeure with conclusive evidence. You shall submit along with the submission of your request of cancellation and/or termination of the Booking all the required and conclusive evidence. The evidence will be evaluated by us at our discretion. In case such evidence does not prove Force Majeure or in case you omit the timely and proper provision of such evidence, we have the right to withhold any advance payment, while you shall compensate us as provided to article 3.5 and 3.6 above.  5.4. Any unforeseen outage of public electricity (and thereby also internet-services) and/or public water and/or any other public utility, outside the sphere of responsibility of TIMA NEWCO can not be held against TIMA NEWCO in any way.   6. GOVERNING LAW- JURISDICTION 6.1. Our Agreement is governed and regulated by Greek Law, as in force from time to time. 6.2. Any dispute arising between you and the Company regarding issues related to the Booking and/or Booking Terms, which is not resolved out of court, shall be subject to the exclusive jurisdiction of the courts of Athens.   7. OUT-OF-COURT SETTLEMENT 7.1. In order to resolve in the most efficient and prompt manner any issues you may have in relation to the Booking and any terms governing our Agreement, you are free to contact us directly at any time using the contact details of the Website. 7.2. However, in the event that we are unable to fully resolve any issues that you may have and if you believe that any of your rights might have been violated, to any degree, you can seek to resolve any dispute by using the Online Dispute Resolution Platform (ODR Platform): https://ec.europa.eu/consumers/odr/main/index.cfm?event=main.home2.show&lng=EL, as well as to appeal to any available and competent certified alternative dispute resolution bodies in Greece, such as the Hellenic Consumers' Ombudsman authority HELLENIC CONSUMERS' OMBUDSMAN - Independent Authority (synigoroskatanaloti.gr).   7.3. All the above information of article 7.2. about the out-of-court settlement bodies is provided for your convenience and you should verify them under the appropriate legal guidance of your choice.    8. MISCELLANEOUS 8.1. All the terms of our Agreement, including all their Annexes, are agreed as substantial, and no modification of them shall be valid and effective unless it is in writing and signed by both of us. 8.2. TIMA NEWCO applies house rules in order to ensure a safe and enjoyable stay at its accommodation (simply “House Rules”).  8.3. House Rules constitute legally binding rules, which are incorporated to the Booking Terms as Annex I and form an integral part of our Agreement.    HOUSE RULES   1. CHECK-IN & CHECK-OUT 1.1. Time of Arrival/Check-in: 16:00 p.m. of the arrival day of your Booking. It is agreed that Booking Fees are calculated and paid without regard to the time of your arrival on the arrival day of your Booking.  1.2. Time of Departure/Check-out: 10 a.m. of the departure day of your Booking. Any delay of Check-Out is subject to Clause 3.8 of the Booking Terms & Conditions.   2. SECURITY AND SAFETY 2.1. Due care and caution: The use of TIMA NEWCO services and facilities is offered at the sole responsibility of the Guests and should be done with all due care and caution.  2.2. No unbecoming behavior: Guests are expected to treat TIMA NEWCO, our staff, the environment of TIMA NEWCO and other Guests with all due respect. Any illegal and inappropriate behavior will not be tolerated. In the event of illegal or inappropriate behavior, we have the right to terminate the Booking and ask for compensation according to the Booking Terms, without prejudice to any other rights and/or claims arising from the applicable law. Any advance payment of the Booking Fees will not be refunded. 2.3. Travel insurance: It is recommended that Guests are covered by travel insurance, including for trip cancellation and personal injury.  2.4. Liability for valuables: You are solely responsible and liable for your money and/or valuables, as well as for any item and/or belongings subject to your possession and control. If you assume that any damages of your belongings have been caused by us, you must notify us of such damages, providing any necessary and indisputable evidence for our evaluation, immediately and no later than one hour after becoming aware of the alleged damages. If your evidence does not undoubtedly prove that the alleged damages have been actually caused by us due to our fault, we bear no responsibility. In any case, if you fail to notify us timely and properly about the alleged damages (within one hour as above), any obligation of us to compensate you for such alleged damages is extinguished and time-barred.  2.5. Safety obligations: All windows and outside doors must be closed and fully locked whenever you leave the premises. Υou must not leave windows and doors open without supervision or attention, for your own safety and the safety of the property. Additionally, you shall always close the gate. 2.6. Loss of keys: Any loss of keys needs to be notified to TIMA NEWCO immediately. Guests are charged for replacement and installation of at least five hundred Euro (500,00€) or any higher amount as incurred, per key and respective lock.   2.7. Access by third parties: Unless Guests have been informed upfront by TIMA NEWCO of any third party requiring access (e.g. pool maintenance staff), Guests shall not allow access to any third party (exceptions being state representatives as formally identified, such as police, fire-authority). Should any third party that Guests have not been informed about claim a need to enter the premises, do not allow access, but instead please inform TIMA NEWCO immediately, to align whether such party may indeed access or not.  2.8. Access by TIMA NEWCO representatives: In special cases, TIMA NEWCO management or staff may enter the property for safety and urgent purposes, even if the Guests are absent, indicatively if actions are needed to prevent for example predictable or imminent risks such as - but not limited to - flood, fire etc. Guests will be notified before such entry, if possible.  2.9. No approach to the seaside: Guests shall not move close to the cliff towards the seaside. Adult Guests have the full responsibility to ensure this for themselves and for any Guest in need of special attention and care, such as for example toddlers and children. 2.10. No lighting of fire of any kind: Guests shall not light any fire of any kind in any of the premises or the surroundings of TIMA NEWCO. Smoking is allowed only on the outside terraces, taking strict precautions, see also Other Information & Rules. Note that Greece enforces severe penalties and punishment also for involuntarily causing a fire.  2.11. Action in case of fire: TIMA NEWCO is equipped with smoke-detectors. In case of fire, a fire extinguisher can be found in each suite. Guests shall immediately inform TIMA NEWCO in case that they perceive or suspect that a fire is breaking out and undertake any reasonable measures to extinguish such fire, without harming their personal physical integrity. 2.12. Action in case of unusual occurrence: In case of any unusual occurrence, such as damage or loss of any kind, fire, flood, break-in or similar, Guests shall call TIMA NEWCO immediately as well as the proper authorities, making every effort to safeguard their physical integrity and the property. 2.13. CCTV: For safety purposes, TIMA NEWCO is monitored by a closed-circuit CCTV system covering the entrances, backside areas as well as the entrances of Villa Thea and the sides of Akria Suites.   3. OTHER INFORMATION & RULES 3.1. Quiet hours: The quiet hours in Greece during summer (1 April to 30 September) are 15.00 – 17.30 and 23.00 – 07.00. From 1 October to 31 March the quiet hours are 15.30 – 17.30 and 22.00 – 07.30. Despite the fact that Akria Suites are not located in a densely populated area, Guests are required not to disturb their neighbors and/or other Guests, at any time of the day or night in any way. 3.2. No smoking inside: Smoking is not allowed inside Akria Suites. Note that the smoke-detectors may trigger an alarm upon smoking inside. If smoking evidence is found in the suites (smoke-alarm, odor, buds, furniture cigarette burns etc.), Guests will be charged a one (1) day-stay Booking Fee, and are liable for any damages and/or losses to TIMA NEWCO.  3.3. Smoking outside with all caution: Guests may smoke outside the accommodation on the terraces, under the precondition that they always take all the necessary precautions to prevent fire and litter and protect the surrounding gardens, trees and nature. This implies, for example, strictly no flipping of ashes or cigarette-buds into the environment, but the usage of ashtrays. As mentioned, Greece enforces severe penalties and punishment also for involuntarily causing a fire.   3.4. Further Information & Rules: Electrical devices: switch off any electrical or electronic devices when not needed, and recheck everything is turned off when leaving the property; Toilet-usage: do not throw any items in the toilet as the property operates its own biological sewage system that can be damaged significantly via such practices; Guests shall fully compensate TIMA NEWCO in case of plumbing defects, blockages or any other damage; Linen/towels: TIMA NEWCO offers bedroom linen, bath/hand/make-up removal/pool towels based on the number of guests booked. Additional linen and towels can be provided at an additional charge, providing they are intended for the number of guests originally booked. Linen or towels for extra guests cost is included in the daily fee cost per person, based on TIMA NEWCO s policy.  Make-up removal: for make-up removal, use the small make-up removal towels prior to using the provided towels, bathrobes and linen;  Interior and outdoors furniture: Guests shall not move outside any furniture that is intended exclusively for indoor use and vice versa;  Parasol-usage: fold any open parasol and take inside any smaller items such as glasses you may have outside, once the wind is stronger than a fresh breeze (as of 5 Beaufort with max. 38 km/h, which may be checked with the provided wind gauges); Wearing of shoes in non-tile outside areas: use shoes/chapels when walking outside the tiled areas, to avoid stepping e.g. onto a sharp stone or thorn;  Screen-doors/pest control: keep the screen-doors of all opened doors or windows shut at all times; a need for pest-control due to any infestation is chargeable at cost to the Guests. Please note that as per tourism-regulations regarding pest-control, there are black traps in the outside area of TIMA NEWCO; these boxes are conceptualized to be inaccessible to Guests. However, in any case kindly stay away and do not try to access them, and keep your children and pets away.  3.5. Public water: TIMA NEWCO is connected to the public water network of the Municipality of Pylos-Nestor, and runs via tanks and water pumps to offer a steady-pressured flow. While the water is filtered also by TIMA NEWCO, it should not be used for drinking or cooking.  3.6. To limit water usage: For environmental reasons, especially given possible public water-shortages during the summer months, please limit your water-usage (e.g., sensibly minimizing the number and the duration of showers, limiting the open tap when washing hands, using the ‘small’ flushing-option when sufficient etc.). TIMA NEWCO thanks you for that. 3.7. Garbage disposal: a garbage container is provided should guests wish to dispose of the garbage. Upon check in the guests will be informed of the available options.   3.8. Pool Information & Rules: We wish you a lot of fun in our pools. At the same time, please note and follow the below:  the pool has a maximum depth of 1.50 meters;  pool access is only allowed for Guests older than 2 years and who can swim; any Guests requiring special attention, such as, for example, babies, kids, guests with any disability or special needs etc., must be under constant surveillance, attention, and care of the guests accompanying them, which guests must be over the legal age as defined by the applicable law, be able to swim and not be incapacitated in any way.; kindly shower prior to entering the pools for reasons of hygiene; please do not consume drinks or food in the pool; children should kindly use the bathroom before using the pools; for your health and safety do not use the pools intoxicated in any way; we also recommend to use the pools at least 3 hours after eating; do not dive into the pools, but use the steps; do not walk or sit on the pools outer perimeters; the pool-lights turn off in late evening; do not swim in the pool in the dark;  do not use glass and ceramic articles around the pools areas; polypropylene glasses and trays are available; do use only the brown towels for the pool-sides, and please do not go in the house wet; the pool operates with a salt electrolysis system to keep the use of added chemicals to a minimum; usually once a week, but possibly more often if required, it is cleaned and maintained by the pools service team; this may happen anytime during the day; you must compensate TIMA NEWCO for any unusual cost arising from the usage of the pool, including cleaning costs in case food or objects are found in the pool, or in case the pool is used in an unsanitary way, e.g. toilet-issue by a child; in such cases, TIMA NEWCO may have to, at its full discretion, refill the pool, implying cost chargeable to the Guest of at least seven hundred euros (€700.00) or any larger amount needed   4. FACILITIES-AMENITIES 4.1. Parking & Amenities: Booking Fees include free open space parking in the estate premises for up to one (1) car each for each Suites for all Guests. Furthermore, they include cleaning, linens and amenities upon check in (e.g., hygiene products such as shampoo, conditioner, shower gel, body lotion, bathrobe, slippers) and free wifi.  4.2. Cleaning: TIMA NEWCO is cleaned and disinfected thoroughly prior to your arrival, which cost is included in your Booking Fee. For bookings of more than 7 consecutive nights, one soft cleaning with linen and towels change is also offered. For additional cleaning and linen services during your stay, please let us know as soon as your reservation is confirmed to inform you of the cleaning crew availability and respective cost.  4.3. Cooling/Heating: TIMA NEWCO provides A/C for cooling and heating. The property is built with the latest technology of thermal insulation for better environmental management. Please help us protect the environment by not lowering the desired temperature to less than 25 degrees Celsius, and please keep all outside doors and windows shut.  4.4. Linen & towels: The linen and towels are offered for the Guests for a comfortable stay and must not be removed from the premises, including for beach visits. The same applies for all objects / furnishings / decoration items in and around the property. TIMA NEWCO reserves the right to demand compensation at any time after the Guests departure should any item belonging to TIMA NEWCO be removed or damaged.   5. EVENTS/ GATHERINGS/ VISITS 5.1. Any type of events, gatherings and visits in TIMA NEWCO from any person or persons that are not declared Guests of TIMA NEWCO are strictly not allowed, unless TIMA NEWCO is informed upfront and has given its approval in writing; reference is made to Clause 2.5 of the Booking Terms & Conditions.   6. PETS 6.1. Pets may be accepted, at the full discretion of and in writing by TIMA NEWCO, and only if notified upon booking, and at least 72 hours prior, regarding the type of the pet and any necessary information regarding its behavior and health condition.  6.2. Guests remain fully responsible and liable for any damages to property and/or other Guests and/or personnel of TIMA NEWCO and/or any third party resulting from their pet’s behavior.  6.3. General pet-rules: 1.1. Owner guest must receive written permission from host in advance for any pet 1.2. Upon approval, Owner guest must agree to pet rules in advance  1.3. Pet owners are directly responsible for their pets, under Greek law and in any event, for all injuries or damages caused by their animals. TIMA NEWCO does not take any responsibility for any issue that may arise from a pets’ interactions with people, other pets or wildlife; or for any issue with the pet itself, including for the sufficient enclosure of the plot to keep the pet from going missing 1.4. Any undeclared or non-approved pet, or any pet that does not meet the characterization the approval was based on (e.g. supposedly well-behaved pet being aggressive) gives TIMA NEWCO the right to terminate the booking, at full charge   2. Rules for what type of pet is allowed: 2.1. Well behaved pets only, strictly non-hostile to humans or any other animals 2.2. No fighting dogs (no Pitbull or similar) and no dogs that are prone to excessive barking 2.3. Max weight per pet up to 25 kilos  2.4. Pets must have full relevant documentation, including updated shot record of all shots required in Greece  2.5. Pets must be housebroken   3. Rules for pet fees and other charges: 3.1. For allergenic reasons, a final cleaning will be charged at €200,00 - €600,00 depending on the extent of usage of TIMA NEWCO (e.g. Villa Thea or part of it, or one Akria Suite, or both Suites, or all estate accommodation facilities) 3.2. Additional charges may arise depending on the final cleaning of the house and its surrounding areas (e.g. outdoors furniture) 3.3. Additional weekly cleaning fee of €100,00 may apply depending on the pet  3.4. Pets require security deposits depending on the type of pet (e.g. for dogs €500,00 - €1.000,00 depending e.g. on duration of stay) 3.5. Any detrimental implications on TIMA NEWCO, including but not limited to any damages to furniture, are fully chargeable regarding any possible labour, repair, replacement including transportation cost, or any other cost   4. Rules for during stay: 4.1. It must be ensured that any pet does not engage with possible other guests on the estate  4.2. Pets must not be left unattended at any time inside or outside of the estate  4.3. Pets are strictly not allowed on furniture and beds 4.4. Owners must pick up after dog, within the house, the estate and outside (e.g. beach) 4.5. Owners must vacuum after their pet(s) if it/they shed(s) excessively 4.6.
